How accurate is it, really?

About 96% of figures match the underlying source on first pass — we test against 200 manually-checked reports each release. Where we're least confident: handwritten title register entries pre-2003. We flag those and ask you to verify. Anything material we miss, the report is free.

I source for clients. Can I send them these reports?

Yes. That's the point. Hunter generates investment memorandums as PDFs built to go in front of an investor or a lender. On Institution they carry your branding, not ours. Every figure names its source, so when the client's solicitor checks, the numbers hold.

Does it replace a solicitor?

No. It replaces the four hours of homework you do before you instruct one. We surface the things that mean you don't bother instructing one at all.

Off-market and pocket deals?

Upload the PDF pack from the agent. Same report. Same sources where they exist. Less to scrape.

Is this just AI?

Parts of it. We use language models to read the leasehold pack and pull figures out of unstructured PDFs. The maths, the comparables, and the verdict are deterministic — same inputs, same answer, every time.

Commercial property?

I'm Yoan. I built BuildLink after watching deals near me go wrong for the same boring reasons: a lease nobody counted, a service charge nobody graphed, an EPC nobody priced. The tools investors rely on still look like 2012 forum spreadsheets. So I built the version that does the homework in under a minute and shows its sources.
