What is BRRR?
BRRR stands for Buy, Refurbish, Refinance, Rent. It's the most popular strategy for scaling a property portfolio without needing fresh capital for every purchase.
The idea is simple: buy a property below market value, renovate it to increase its value, refinance based on the new higher value (pulling out most or all of your original investment), then rent it out for cashflow. The capital you pull out funds your next purchase.
How the numbers work
Example BRRR deal:
Purchase price: £150,000 (below market value) Refurbishment cost: £30,000 Total invested: £180,000 Post-refurb valuation: £220,000 Refinance at 75% LTV: £165,000 mortgage Capital left in deal: £15,000 Monthly rent: £850
You've effectively bought a £220,000 property with only £15,000 of your own money tied up. If the rent covers the mortgage with positive cashflow, you've created a self-sustaining asset.

Risks to watch
BRRR isn't risk-free. The main dangers are:
